Here's the pup pad, & yes, it's even got closed return HVAC of course. Big score on Craigs. Previous dude had like $1700 into this setup. I picked it up for $150!
Needs a bit up finish, & had to rebuild the porch, but overall, very sound. Solid cedar, insulated & very heavy. Decided to save the baby birch & made a cutout in porch & awning.
Still need to add a stepped down 3rd section to the fence, landscaping, etc.

It's not so much the leaves, but the berries it drops. I can make a Ficus pie every day during the month of Sept. It needs some thinning too. Gotta tell the gardner

That is a sweet house you got there. I like your back yard set up. Looks nice and clean, especially glass around the swim pool.
