Here's the pup pad, & yes, it's even got closed return HVAC of course. Big score on Craigs. Previous dude had like $1700 into this setup. I picked it up for $150!
Needs a bit up finish, & had to rebuild the porch, but overall, very sound. Solid cedar, insulated & very heavy. Decided to save the baby birch & made a cutout in porch & awning.

Still need to add a stepped down 3rd section to the fence, landscaping, etc.

It's not so much the leaves, but the berries it drops. I can make a Ficus pie every day during the month of Sept. It needs some thinning too. Gotta tell the gardner
 
Looks nice man, dig the tree cut out PLUS he's got his own patio......

I could read the first name on the dark shots yesterday but there was a space on the back half of the plaque, (that would be "house") So his name is Baxter? Best dog I EVER had was a Baxter!
 
Didnt get to share with ya the finished fence. 3 coats of marine varnish. Maybe I should drag out the Zaino . . or better yet, maybe the steel wool

He doesn't look pissed in the pic, you must have changed the name on his dog house.....Happy holidays boss!
 
That is a sweet house you got there. I like your back yard set up. Looks nice and clean, especially glass around the swim pool.
